Financial matters
The board asked management to look back to Jan. 1, 2006, and determine
whether any resident needs to be billed for legal fees. The statute
governing homeowners associations states that if the HOA has spent money
to get people to comply with covenants, the HOA should be able to get
reimbursement on attorney's fees. Islesworth could go back seven years to
recoup fees, but will simply look at records that are readily available
through the new management company.
The board made a motion to combine all the various, separate reserve
funds into one reserve fund to simplify accounting and reporting. The vote
is contingent on whether the OK from the management company's accounting
department. If it is OK'd the funds will be combined, but the monthly
balance sheet will show the totals available for roads, irrigation, walls,
landscaping, hurricane repair, etc.
Landscaping progress
Kickin' Grass made a proposal to landscape along the front wall, along
the boundary with the nursing home, and around the lift station in our
park area. The board accepted the proposal. Work will call for the removal
of dying trees, shrubs and fakahatchee grass, and the planting of eugenia
shrubs, ligustrum trees, arboricola and viburnum. The areas will be
mulched and sod will be planted in the beds around the lift station. The
removal of dead trees includes any that are within 5 feet behind the wall
-- an area that is HOA property.
The street sign project has begun. The property manager has marked
where the signs will go and installation will begin soon.
The board voted that no artificial turf, flowers, trees or shrubs are
permitted in landscaping around homes.
Pumps and irrigation
The pump in the north lake needs to be replaced. It has been repaired a
couple of times, and is on its last legs. Because of the large investment
in landscaping, the board decided it was wise to get a new pump.
Parking problems
There have been many complaints about people parking on the curves in
the roadways. This creates sight problems for drivers. Residents are also
reminded that parking is not allowed on the grass or across sidewalks.
Debris reminder
The board wants to remind residents that if you hire a contractor to do
work at your home, the contractor MUST take the debris away. This includes
construction materials, roofing materials, landscaping, etc. Any debris
produced by work cannot be left on your lot or the roadway.
