Policies adopted

The following were adopted by the Islesworth Board of Directors:

Late payments: Within five days of being late (30 days after payment is due) a letter will be sent to the homeowner by management, requesting payment within seven days of receipt of letter. If payment is not received, the matter will go to the attorney for collection.

ARC forms. ARC forms are only to be submitted via the property manager, who will check for completeness of the form. This is including, but not limited to building permit, insurance, license, color, etc. The 30-day clock will start when complete form received by ARC.  For work started without ARC approval, homeowners will receive a letter giving seven days to respond. The letter will include the date of next ARC meeting. If no response is received from the homeowner, the matter will be sent directly to the Covenants Committee. (See next item.)

Prompt enforcement. In order to establish procedures for enforcement, residents are given 7-10 days to comply with a notice from management. If there is no respons, then the matter will be sent directly to the Covenants Committee. This policy also re-affirms a previously established fine schedule of $25 per day for the first violation, $50 per day for the second, and $75 per day for the third and subsequent violations, to a statutory maximum of $1,000. The only exception are maintenance issues, which are given 30 days under the property maintenance section of the Islesworth declaration of covenants. This would not preclude the Board of Directors from hiring a contactor to restore the improvement or lot.

Non-registered motorized vehicles: The board re-emphasized the previous ban on all motorized, unregistered vehicles, including gasoline and electric powered scooters, as advised by our legal counsel and adopted by the Board of Directors in February 2001.
