The following is summary of the meeting minutes
provided by property manager Jerry Zalben, with additional notes by Diane
Tomasik, resident and Webmaster.
President's report
HOA Board president Dennis Rohan reported that the slide in the park has been repaired.
Manager's report
Jerry Zalben reported that most of his effort in the past month has
been making drive-through inspections of Islesworth and sending out nearly 40 violation letters. A spreadsheet showing all violations was distributed to
Board members.
Management was asked to follow up on mulch for the property. Mulch is
being acquired for free from Martin County. Islesworth must arrange for
trucks to pick it up and deliver it. The landscape company will spread it.
Old business
HOA Board secretary Phil Jacobus gave an update on street lighting.
Extra lights are suggested in four locations around Islesworth Circle. The locations were
discussed, and whether trenching under the street would be necessary.
Locations on Captiva Court and Marco Lane also were discussed.
Mr. Jacobus presented an estimate and drawing for lighting the park with ground lights at all
oak trees. The practicality of ground lighting was debated, and Mr. Jacobus will look into
further options for lighting the park.
Dennis Rohan presented reserve calculations prepared by Board treasurer Robert Graves. There was
discussion about temporary quarterly assessments. No action was taken.
News from MDPOA
Mr. Rohan reported that Commissioner Michael DiTerlizzi told the Martin
Downs Property Owners Association (MDPOA) that construction of the Indian Street
bridge is scheduled to begin in 2007. The section of Martin Highway from
Mapp Road to the Turnpike will be widened to four lanes, and the design will be similar to the Indian
Street section on the east side of the river.
The MDPOA reserve fund for surface water is about $300,000. The goal is
have $1 million in reserve so that in the event of a major storm, damage
could be repaired with no monetary problem. There are 64 lakes throughout
Martin Downs, which factor into the control of water throughout our

Tracey Curivan was introduced. She has volunteered to chair the Welcoming Committee.
She will greet new residents with welcome packets and baked goods, and
help to plan community gatherings.
