Homeowners have until Sept. 30, 2005, to complete
certain repairs, unless otherwise noted below. The repairs should be made
with like kind and quality following all current building code
requirements. If anyone intends to repair or replace with a different look
than prior to the hurricanes, approval will be
necessary from the Architectural Review Committee (ARC). This includes
choosing not to make a replacement.
Otherwise, use the following guidelines:
-
Roof repairs/replacements. Repairs should
match existing shingle style (architectural, 3-dimensional shingles). Click
here for a list of shingles presented at the Jan. 12, 2005, ARC
meeting. Replacement roofs must match original color options. Temporary fixes
are OK, but please advise the ARC if temporary fixes will be in place
for more than a year. Re-roofing is a permanent exterior change that
requires ARC review and approval. Any homeowner re-roofing their house
must get Architectural Review Committee approval before work can
begin. ARC form submissions must include the
following:
-
Name and color sample of shingle to be used.
-
Contractor's name, address, & telephone
number.
-
Contractor's business license number.
-
Martin County permit.
Each owner with a damaged roof will be notified of
ARC requirement. Review of ARC applications will be made as quickly as
possible.
-
Garage/coach lights. Replacements should be
made within three months.
-
Screen enclosures. Replace as previously
built, meeting any new codes. Homeowners should take steps to secure
open pool areas to prevent potentially tragic events should a child
wander near the pool.
-
Landscaping. Islesworth is not requiring
tree-for-tree or bush-for-bush replacement, but all repairs should
include a combination of palm trees, native trees, bushes and shrubs
to restore our landscaping to meet the aesthetic beauty and harmony to
which we are accustomed. By next spring, all homes' landscaping should
be returned to an acceptable condition.
-
Fences. Individual homeowners' fences
should be replaced as previously built. Any changes will require ARC
review and, possibly, county permits.
-
Hurricane shutters. Only accordion, panel
or fabric shield hurricane shutters may be installed. Colors must blend
with the existing colors of the home. These are the only type of
permanent shutters allowed in our community, except during an imminent
hurrican, when homeowners may use plywood or any other means of
protecting their homes. Shutter materials should be removed in a
timely fashion.
ADDITION FEBRUARY 2006:
The board
approved a hurricane shutter policy as follows:
- Hurricane shutters may be put up or closed when Martin County is in
the five-day cone of probability.
- The shutters must be taken down within three weeks after a
hurricane.
- During hurricane season (June 1-November 30) residents who are going
out of town may leave their hurricane shutters on their homes for 14
consecutive days.
The notes are not intended to be all-encompassing.
Please address any questions, gaps, omissions or any other thoughts to the
ARC or the Board of Directors. (See Contact Info
page.)
