Annual meeting
on Jan. 26, 2009

The annual meeting for Islesworth will be held Jan. 26, 2009, at the Martin Downs Sports Resort -- 2661 SW Racquet Club Way in the Martin Downs Country Club community.

The main order of business will be the election of the board of directors for the coming year. A notice packet will be sent out to all residents that will include an "intent to run" form. Any Islesworth resident interested in seeking a board position should send in this form.

Please contact the property manager if you have any questions about running for the board and if you want to express interest.

Budget OK'd for 2009

Islesworth's annual budget meeting was held Nov. 10, and residents approved a budget that would enable the community to put more money aside for resurfacing roads in the future. During the meeting a motion was made to increase the road reserve budget line item further than the initial 2009 proposal, increasing the Islesworth quarterly maintenance fee to $430 per quarter starting Jan. 1, 2009. Bulk cable portion of the budget

In 1999, Islesworth residents approved a 10-year bulk cable contract that provides basic cable to all our homes at a deeply discounted rate. The current contract stands at $15.65 a month – an incredibly low price held in check because of the bulk cable contract.

That original contract is expiring this year, and Comcast has presented new contract options to Islesworth to continue such guaranteed discounts. The 2009 budget proposal includes pricing for a bulk cable package that is presently worth about $56 a month but will only cost residents $28.50 and will be included in the quarterly HOA fee.

The package is called Full Basic plus Digital Starter Service, which consists of basic and expanded cable channels plus the Digital Starter tier. It includes one converter box and remote, 1,700 hours of free video on demand (VOD) programming, and 45 channels of music.

Additional services you have or want -- such as more converter boxes, remote controls, premium channels and Internet service would still be billed separately through Comcast.

Amendment added for debris and waste

At the Oct. 13 meeting the Islesworth Board of Directors approved a regulation that states: Yard waste or debris produced by landscape contractors, building contractors or other contract vendors must be removed from the property within the same day by such contractor. School crossing: Entrance closed

Islesworth will continue closing the front entrance to all traffic during after-school dismissal from Hidden Oaks Middle School. This occurs from approximately 3:40-4:00 p.m. on school days. This is to protect the children who are walking across the entrance.

Meetings

Meetings of the Islesworth Homeowners Association are held at the MDPOA offices, 3228 SW Martin Downs Blvd., Suite 5, Palm City. That's in the Butterfly Building, next to the shopping center with the Palm City Grill. The Jan. 26, 2009, Annual Meeting will be held in a larger facility -- the Martin Downs Sports Resort at 2661 SW Racquet Club Way in the Martin Downs Country Club community.

Don't forget ARC approval!

Homeowners must submit an Architectural Review Committee (ARC) form for any exterior change to their house. Click Here for the ARC request form (PDF). 

A separate ARC form is required for each project, along with a complete description of the work to be performed. All homeowners should read the application form and be familiar with its contents and requirements.
